The year 2019 was another record year for the Polish real-estate market. With real-estate transactions worth EUR 7.7bn (an increase of 6.9% y/y), Poland remained the eighth largest market in Europe. Demand was strong across segments, however, offices accounted for half of the total investment volume, with a 60/40 split between Warsaw (more than EUR 2.4bn), and Tier 2 cities (EUR 1.4bn). Poland’s regional cities were characterised by attractive yields and a wide selection of properties. The Warsaw office market witnessed another new high in terms of gross absorption (878 thou m2), and a new multi-year low of vacancy rates, which stood at 7.8% in 2019. The industrial subsector also saw strong and continued growth – existing stock doubled over the previous five years. Warsaw remained the largest market, with a quarter of the total industrial space inventory located in the capital city.
